Short Sale Implications

The Smart Team often gets questions about the long-term implications of a short sale. Unfortunately there are a lot of gray areas when it comes to short sales. Here are the most asked questions:
What will happen to my credit score? During the short sale process your lender/s will report to the credit bureaus that you are late on your payments. There is no way to tell how much your credit score will be affected. However, your credit score will take a much bigger hit if your house goes into foreclosure.
Will I have to pay taxes on the forgiven amount? Generally if the home is your primary residence, you do not have to pay taxes on the unforgiven debt (some exceptions apply). For the most accurate tax info, your best bet is to speak to your tax preparer.
How hard will it be to get a loan in the future? For at least 2-3 years (or possibly longer), it will be difficult. This includes car loans, home loans and credit cards. Lenders are taking big hits these days and loan restrictions are much different than they were 4-5 years ago. More than likely you will have to have a large down payment and your interest rate will be higher than you would expect when you go to buy.
How long will it take the sale to close? Short sales can take up to a year to close, but it depends on your lender/s. Typically homes that only have one mortgage will take less time to close. Also, smaller banks such as local or state banks process their paperwork much faster because they have a smaller workload than national banks. We have a short sale in process that is expected to close in 90 days from the contract date. I would consider this quick in short sale terms.
