Part 3 of our series Buy a House NOW. Reason #3- the supply of homes. With more than a 6 month supply, it is a buyer’s market. Right now, we have nearly an 11 month supply in Sebring. This number should steadily decline if current numbers stay on trend. Nationally, we can see that inventory has decreased within the last 10 months.

The Magic Number

$50,000 seems to be the magic number in Sebring real estate. Buyers want a single family home for under $50,000. Currently there are 37 single family homes listed in Sebring, Florida for under $50,000. The first question that you need to ask yourself- how much money do you want to put into it? Then you need to figure out if a house in this price range will have enough space for your needs. You also need to consider which neighborhood you want to live in.
If you’re looking for a 900 square foot fixer, we get ’em!
Interested in a 3/1 on a busy road? No problem!
Maybe you’d be interested in a two bedroom that needs a new roof?
If you bump up your price range just a few thousand dollars, your options expand. In Sebring, we have 56 homes listed for between $55,000 and $75,000. In this price range you can get a modest two bedroom with a brand new kitchen, a bachelor pad on TWO golf courses, or a 1,400 square foot home in the desirable car streets.

Reason #2 to Buy a House NOW. Mortage rates. They are still near historic lows. BUT they won’t stay there forever. If your mortgage rate goes up 1%, your payment will go up 10%. So which do you think will happen- rates going up or values dropping?
To put it more clearly, on a $180,000 mortgage with a 4.36% mortgage, your monthly payment and interest will be $897. At 5.19% your payment will be $987. At 6%, it jumps ot $1080. That is a difference of $182 a month or $2,184 in one year (a nice vacation for 2). If your rate is 6% instead of 4.36%, you will have paid %65,545 MORE interest over the life of the loan. That is a lot of vacations, PEOPLE!
Take a look back at U.S. mortgage rates. Can you imagine paying 17% interest? Who had any money for vacations back then???

Today the KW Smart Team is beginning a series entitled BUY A HOUSE. We will be covering, in-depth, why now really is the time to buy a house, especially in the Sebring area.
Reason 1: Homes have never been more affordable. Here is an interesting stat for you- the median mortgage payment on the current median-priced home ($182,400) as a percentage of the median household income ($64,400), is lower than it’s been in a generation. Just 5 years ago home buyers were spending 25% of their income on their mortgage. Twenty years ago it is 35%! That percentage dropped to 14.9% in 2010. That means more money for other things OR a bigger house!
In Sebring, homes are even more affordable than the national average. Our median home price is $129,450. At this price, do you really think you’ll lose money if you decide to sell in 5 or 7 years?
